PROJECT MANAGER

Job Description

Our Project Manager (PM) is responsible for the successful production of our clients’ projects, ranging from partial remodels to new home custom builds. The Project Manager works with the Design team to finalize project schedule, scope and budget, then manages overall progression of the project, ensuring the project is completed within budget, on schedule, and meets Tectonic’s standard of quality as well as clients’ expectations.

Our PM is highly organized, data driven, and detail-oriented. They can manage multiple projects simultaneously. Our PM is also a systems-thinker and motivated to improve processes that elevate our company and improve client experience.

The exempt, salaried pay range for a Project Manager is $90,000 – $110,000, commensurate with experience.

Responsibilities

This position spends 80% of their time in the office managing projects for success, relying on the Superintendent as the eyes and ears on the jobsite. The PM oversees 3-5 residential construction projects simultaneously from design planning through final completion within BuilderTrend.

  • Design Planning (10%)
    • Review and advise on project plans, schedule outline, and budget with Design Team
    • In collaboration with the Pre-Construction Manager finalize schedule, budget, and scope of work
  • Project Management (60%) 
    • Create and continuously update & manage project schedule; coordinating execution of work by Tectonic Field Team and trade partners
      • Coordinate project execution planning with Superintendent, including estimating Field Team labor
      • Coordinate subcontractors; Work with Superintendent to ensure subcontractors complete work in a timely & quality manner
    • Maintain project budget, including subcontractor bidding, POs, invoices,
      negotiating change orders, and variance POs
      • Directly responsible for cost control and keeping the project within budget
      • Enter invoices and receipts into Buildertrend to maintain and keep the project budget up to date
    • Proactively planning weeks to months ahead, anticipating overlaps and challenges in schedule management
    • Procure selections and other materials
      • Consult with Designer on selections questions or needs
      • Coordinate with Superintendent on delivery schedule & onsite staging
    • Work with Superintendent in identifying issues onsite; be the liaison and problem solver for those issues
  • Supervision (10%)
    • Directly manage the Superintendent in his responsibilities to keep the Field Team and trades on schedule & producing quality work
    • Conduct biweekly goal setting review meetings (GSRs) to ensure Superintendent is high-performing
  • Client Management (10%)
    • Client liaison once Build Agreement is signed; develop trusting relationship
      • Address all clients questions and concerns
      • Weekly check-ins and/or updates to clients re: status of project
      • Client relationships improve throughout the project
  • Tectonic Systems Improvement (10%)
    • Contribute improvements and create systems to enhance Tectonic project management and production processes

Skills & Qualifications

  • 5+ years demonstrated project management experience
  • 1+ year experience using Buildertrend software (desired, not required)
  • Ability to manage multiple projects in a timely, efficient manner
  • Technologically proficient, including but not limited to:
    • Buildertrend
    • Google Workspace
    • Stack
    • MacOS or Microsoft OS
  • Excellent communication skills, both client-facing and internally
    • Ability to have difficult conversations with clients when needed
  • Organized, detail-oriented, and proactive
  • Ability to travel across Boulder County for project management
